The Art of Sensible Renovation
With the current economic times of unstable home prices and a decrease in construction spending, the days of knock down and replace seem to be over. There's a new catch phrase around silicon valley these days and it’s “sensible renovation.”
People are no longer discarding houses and “trading up.” Homeowners are taking a more cautious and sane approach to home renovation. If you are among the many who are planning on a home renovation, here are some tips to maximize the value of your home.
Cabinet Updates
Several years ago China became a major player in the import (modular) cabinet market. As with any product, quality varies. If you opt for wood drawers with dove-tail construction (inter-laced joints which provide additional strength) your investment will last years longer and be a fraction of the cost of custom cabinetry. Modular cabinetry comes in various sizes and styles, so your overall customization is somewhat limited unless you are designing within standard measurement specs.
To avoid a cookie cutter look, consider combining modular cabinets with higher end materials such as a glass backsplash or industrial styled appliances.
Countertops
Granite countertops are well within reach of the sensible remodeler. Many companies sell pre-fabricated countertops, potentially saving thousands of dollars over the custom slab option. As with the modular style, there is a limited selection of edge detail and stone but pre-fabricated countertops are worth investigating. You may just find the perfect stone for your project.
If you are set on custom granite, spend a day touring the multitude of tile and stone vendors in the Bay Area. Many have a yard full of remnant pieces from larger projects and will greatly discount the cost of the stone.
Sinks
'Farm house' or 'apron front' sinks always create a ‘wow’ factor. They are available in many sizes and styles and fit into any design style. They cost a bit more but the result is a very high end look.
Paint
Many people like to use an “accent walls” but instead of highlighting just one wall with a bold color, consider using a different shade of the same color and go for a tone on tone effect. For added visual impact use a combination of flat and gloss finish to create a subtle strip effect.
Contractors/Labor
Always use California licensed contractors for all electrical, plumbing and structural elements, but consider using reputable handy men for doors, trim, cabinetry installation, or you can try tackling it yourself to save on the overall renovation budget.
Finally, ask everyone you know for referrals. Some of the best referrals come from the most unexpected places.
By utilizing some of the above approaches you can achieve your perfect renovation without breaking the bank.
